New investor wondering best bgning option; sub-to, lease op. et..

I am a new investor and have not had any experience in flipping or investing in realestate. I have construction experience and backend number experience and am wanting to know what is the best way to begin my journey. I have read a lot of Sub-to and lease option and wholesaling but am not sure which one that i want to do or which is best for me. Also does i just depend on the cercumstances of the buyer.also how do i know if the property is worth the time or investment to make up for said costs. Basically what im asking is which way should i start off doing it so i dont dos something i regret.
