@Nick Noon  Love the post.  I can see the passion that you will carry into the industry and show all the nay-sayers how it's done.  I hear these people all the time and it can start to be a cancer if your around them too long so watch out.  I guess the trick is to turn around what they say in your head into something constructive (your examples are exactly what I'm referring too).  

Another reason that you will probably hear this from some people is because THEY want to offer YOU their services and convince you why you shouldn't enter the market yourself (applies to those active in RE market obviously) so they can benefit.  There are many people who are possesive by nature (if he has that then I should have that, if I have this then I want to keep others from getting it).  They also don't want anybody that they know nipping at their heels (future competition) which would make it harder for them to "keep up with the Jones".

First off this is a website to HELP investors of ALL levels Ben Leybovich ! There isn't an education level requirement upon signing up nor should there be. A writing class would be helpful but the guy is writing on a blog format and I don't think anyone who truly wants to help cares about his grammatical errors. I don't think it's right for him to call you a monkey though... That being said it is probably worse to respond with nonsense that doesn't address his questions or general topic and to start quoting Aristotle and Socrates is just ludicrous. Just posting a lot is not something of value if there is no value within the posts :). Drop the realtor (although many old school guys that are licensed don't know wholesaling much and that's not always a bad thing), clarify your problems, and focus your efforts. Keep at it and don't give up or let people tell you to take a college class!

I agree with @Steve Vaughan of making them a little more personal.  Mailers are hard enough to create with the goal of catching someone's attention but there isn't anything on your design that really draws the eye in and then builds some sort of connection with the reader.  I would cut the headers down and focus only on ONE scenario (not 4) and then make 4 different mailers and farm the same houses.  If you plan on using this mailer once then I would bet you will get almost no response.  Enhance your logo and smack your face (everything in color) and hit the same neighborhoods at least 5-8x throughout the year and you will see your response rate jump.  Also, make one side glossy (not both) because if you us EDDM or USPS methods for direct mailing then many time the double sided glossy ones stick together and mailing is messed up some.  Best of luck!

@Justin Thornton I think there are a million options if you are just looking to be passive.  Unless you know the industry and your market well I would stay away from restaurants since it is one of the hardest businesses to start.  Look for low cost options that you might be able to start from the ground up and fund organically (i.e. property maintenance company, computer repair business, car detailing, anything with very little startup overhead and that you can have a passion for would be best).  I own a ground maintenance company and with it's seasonality it allows for a whole winter season to research new real estate deals.
