Cash Flow for Investors

Hey BP - I used to work for a host of developers as a consultant a few years back right before/during the crash. As many of us noticed, many of them crashed and burned because they didn't have ongoing cash flow.

What are a few of the best cash flow businesses that investors should have outside of real estate as a way to either leverage or protect their real estate interests? (Thinking: franchises, car wash, restaurants, hotels, partnerships, community bank)
