Hi BP community i'm grateful that someone recommended me to this website in just a short time I've been able to get some of my questions answered. I've been putting bandit signs trying to generate leads and hopefully get my first deal within 30 days. I'm so eager to implement what I've learned and start this new journey as a R.E.I
I'm located in Maryland a few miles from Washington D.C and Virginia if your in this area let's network. I need some key people in my team in search of a real estate agent also an attorney and/or title company that deals with assignment of contract and "DRY" double close. Again it needs to be "DRY" double close. thanks for taking the time, god bless.

I am not a fan of Bandit Signs. What seminar suggested that you hung these illegal signs in neighborhoods.
When you get a call from a bandit sign, are you prepared to write an offer? Do you understand how to earn a profit, close the transaction, how to make full disclosures, how to assign or finance your deal, what happens if you can not find an assignee? Do you suggest to the seller on the phone about the DRY double close?
Can you tell us what a "Dry" double close is? How do you profit from a dry double close?
It seems as if all the motel seminar speakers talked about "Your Team", your team will be developed soon enough once you start making offers and getting sellers under contract.
I don't mean to discourage you, I am just trying to understand some of your comments.
Real estate investing is a scary process, when you get a lead and make an offer you have entered someones life, they are expecting you to close, as an investor making an offer you have a big obligation ahead of you; you need to perform............ did the seminar speaker from out of town tell you "Hey, if you can't flip or settle the property, just use your weasel clause and get out of the contract." This is like dumping an old girl friend......Wow, how does she feel?
Getting out of your contract is OK for the investor, but look at the poor seller who has trusted the investor, who was temporally relied that finally he has sold the property he has been trying to get rid of 6-12 months, boy what a "let down".
I think we need to have empathy for these sellers, sure investors are in it to make money, but they need to also care about the people they contract with........ investing is an emotional thing, people want to move on with their life, when an investor makes an offer, he should really understand what he is dong and how it affects parties involved.
For a long time now I have been investing and even how I think it is scary, even now I feel obligated to the sellers to perform and to do what I said I was going to do in my contract offer.
Welcome to BP, there is lots of great information here. We all wish you financial success, remember it may be called "real estate", but it is about people, their dreams, desires and and life.
