     I am looking for some new opportunities in my area.   For the past few years I have been the onsite construction manager for a ground up residential construction developer in C.C. Philadelphia.  Recently I decided to quit my job and pursue real estate investing and start a construction company.  I am looking to create relationships with people in the Philadelphia and Bucks county area to see if we can help each other out.   I am looking for project management opportunities,  construction rehabs, flips, mentors,  partnerships, or maybe just a cup of coffee to get to know each other and discuss ideas.  I am just looking to get my feet wet in the real estate business, I am not looking for a free ride.  If there is a way I could assist you with my construction background please let me know.

I have a good metal fabricator in Philadelphia.  He just made stringers and railings on a project for me and they turned out great. I will PM you with his information.  

Everything looks amazing.  What did you do to get the brick restored? 

A quick glance at the map with the information you provided and I would say this is not an up and coming area.  It is a high crime area and do not picture developers or investors moving in anytime soon.  Hope this helps.

Thanks Austin, just what I'm looking for.  I will be holding onto this property for a few more years and plan to sell once I complete the work still remaining.  The seller carry back loan is what I would like to do with 20% from the seller and 80% from a lending institution.  Is anyone aware of an institution that would do this type of loan?
