As a wholesaler I'm wondering as you are, I've recently put a property under contract that is in the same condition, I know there is no room for fix and flip but as a long term buy and hold rental for $5,000 purchase price I would think someone would want to invest.

I dont think they are actual investors, they mostly want homes about to be tax deed auctioned off, when I do come across a property for $5,000 its to much to repair for them.I do have some good buyers who actually buys.The others are just wasting time until they get a once in lifetime deal with a low purchase price, little repairs, and high equity it may come but not often.

$5,000 purchase price, I do come across properties that low but they will need a lot of repairs at that price that's what they don't understand.

Hi, BP WORLD can someone please explain to me why some buyers want to buy for $5,000 and only want to do $5,000 in repairs, this is not logical to me, if you buy at this price you have to know it needs a lot of repairs, are they coming from another galaxy and heard that they can buy a property for $5,000 move in ready with light cosmetic work. Can someone please tell me I'm on the right planet. Thanks BP WORLD

Get a google voice number now so when you get calls you'll know whats business and whats personal. If you need a contract an attorney can draw them up for you or if you have your own they can let you know if the contract has the right verbiage. You can use Bernards Law on Dunns ave.

Well I think I'll wholesale it in a package, they want to get rid of 3 of them 2 vacant and 1 occupied and a friend of theirs also wants to sell , its fully occupied. I'll see if I can get all 4 in a nice package to wholesale. Thanks
