Thanks, the closing attorney doesn't know where to send it because the collection company no longer exists. It's a capital one card lien we've even contacted capital one and they seem to not have a clue where to pay off the debt, which seems weird.

Hi,  BP World I have seller with a credit card lien against her property and she nor does the closing attorney knows where to send the proceeds to clear the lien. Seller has filed bankruptcy and the collection company is out of business, has anyone dealt with this problem before. Thanks

Thanks, I have have assigned contracts on properties in these conditions with owners only asking $3k -$5k for their property, I know there are agents who will list or buy these properties, but there are many who would not and the seller has no one to turn too, and if a wholesaler comes and solved their problem and the seller is happy, then we did a great service for the seller. I just want people who think all wholesalers are scammers to know that there are some who truely wants to help solve problems and don't look for big paydays and the seller get exactly what they ask for.

Hi BP WORLD, if a seller has a property they are about to lose to a tax auction and the home is in distressed very badly in a high crime area, would an agent want to list or buy this property or is this a problem a wholesaler could solve for the seller? Any honest answers would be grateful, I really want to know if an agent would list or buy a property in high crime, drug areas.

Thanks, every contract we've assigned has always been for an owner who did not have money to pay taxes on the property and no ideal of what to do, they are happy we solved a problem for them. The thank you I get from them is the main focus not how much profit.

Hi BP WORLD, I've just assigned a contract on a wholesale deal, just want to reach out to the followers who think wholesalers are scammers and fraudsters, not everyone are scammers we do serve a great purpose to sellers who wants to sell, especially if they are about to lose their home to a tax auction and no realtor wants to list and push for a sale in a bad neighborhood with a not so decent property. thanks
