There isn't a lot I wouldn't do to get into my local market, but like it is stated above, it has been completely discouraging, so much so that I quit the whole business.  Sick and tired of driving to other states that are also now inflated, being a beaten and abused long distance landlord, and running numbers here at home where I live AZ I have not found a deal at home in over 10 years. Probably due to the belief too many CA residents with new wealth from Chinese buying up all of CA and coming here and overpaying for everything, it's infuriating to live in a place where everyone is after everything, high demand is terrible to live around much less to invest in.  Just being a resident I had to take a menial job to pay skyrocketing taxes due to greed coming from CA, all my neighbors are from there and they overpay for homes, jacking up my expenses, bringing with them noise, pollution and traffic.  I am running out of savings and 100% discouraged.  I used to love rehab.  But I have not been able to invest in my own sate for over a decade.

No! It is over inflated! Wages are still at a nation low and no one can afford the prices that inflate with the hype of Arizona Massive competition and very low if any returns, this is current as of July 2019 according to local REI group, stats and trends.

Hi all!  Can anyone give me a very rough estimate on the demolition of a large old wood shed?  15 X 30 roughly, in Texas. Not taking out the slab. I would like to get a feel for what is reasonable.

The current tenants are reliable and they are good people, I dont want to just throw them out for new ones, I am wondering if there might be a way to creatively sell the house to them.

I have to sell my rental.  Tenants are great people and would love to own but have low credit and no down, but I have to do something, Im going broke.  Fast.  Now the house has termites, Ive already spent way too much on this house.  It free and clear.  The rent is too low also. I can raise it but not too drastically, I dont want to displace the tenants.

Is anyone out there a financial adviser?   I have troubles, one rental renting way too low, great tenants, termites, losing money every day.  Rent to own?  Evict and fix?  Tenants have bad credit and no down payment.  Its out of state for me too I gotta get out of this mess.

@Michael G. I would love to take a look at it.  I know an established park would be very expensive and out of my reach but can we meet up and talk some time soon?

I too have been totally discouraged, having about that much also to invest and finding nothing. Absolutely nothing. Im trapped in that horrible Californication problem, where people from the neighboring state sell a roach infested shack for millions of dollars in ridiculous CA then overpay for properties in my state making it impossible to invest. I tried long distance investing and got screwed so bad I'd rather do anything else than real estate, it hurt so bad. I tried REIT, found out I have to be worth a few mil first (accredited), I tried partners (got screwed) tried everything, it's hopeless. So my money is slowly dwindling because I dont have a job and it's quite scary. Very very disheartening, the greed that has ruined the RE market in my home state and now spreading like a virus all over the nation. Its hopeless.

I am here because I have not found a specific RV forum, and assume it may be a commercial real estate related topic.  Please correct and redirect me if Im wrong.  Is there anyone out there who can teach me something about RV Park investing/building?  Where might I find some education on the topic?  Please let me know and thank you.

@Guy Gimenez Ive never seen any such TV show - I dont watch any TV.  Im new to buying from wholesalers but not to real estate in general.  No one can make sense out of contracts, they're intended to be impossible to understand.  So yes I guess I would get a lawyer to look it over but now Im no longer interested in the house.  It turned out to be in a terrible neighborhood where homes get broken into all the time.  @Michael Plaks the reason I wanted to go to Texas is because I cant find anything in Arizona.  Nothing.  Ever.  It's all overpriced and hyped up, I have never been able to find an investment property in Arizona.  They all get over bid, and no deal is good enough for any lender to even look at.  I cant find anything in Arizona.  The one in Texas I actually drove 2 days for because it all looked great on paper, comps and all, but when I got there the neighborhood was so bad someone there warned me that houses are always getting broken into there.  I have been investing, very passively for the last 20 years, I have never gotten any good at it.  Im not new.  Just no good at it.  I'm just going to suck up my losses and quit, before it gets worse.
