Great tenant with bad credit needs financing to buy my rental

I have to sell my rental.  Tenants are great people and would love to own but have low credit and no down, but I have to do something, Im going broke.  Fast.  Now the house has termites, Ive already spent way too much on this house.  It free and clear.  The rent is too low also. I can raise it but not too drastically, I dont want to displace the tenants.
