@Michael B. LOL. I cracked up at "I mostly have contractors that I dislike". I'd love to get that list so I avoid the same problem here in Frederick. Let me know if you every want to partner on anything here in Frederick. I'm really trying to get my foot in the door with Real Estate Investing.

Good read! I certainly do a few of those myself. I really like the full window wall idea (#7, I believe).

@Dan Nad I know a few people who would purchase almost any townhouse that was in walking distance to a metro station. Especially anything on the Yellow/Blue/Orange lines.

Certainly agree with everything @Sam Lewis mentioned above. Fantastic tips. I usually like to suggest being withing 30 minutes (45 minutes MAX) driving distance from your home to the rental property. Unless you have a property management team that may be closer, but if not, definitely make sure you're not exhausting yourself driving 2 hours round trip for a silly filter change, etc. 

It'll definitely take some time to nail your first BIG sale (unless you have a family member that jumps from house to house pretty often with expensive taste!). It took me about 6 months before I got a decent commission check, but I started out in an area where I have no family, etc, to leverage. 

What you're asking to do is definitely possible; however, the more time you put in, the larger the possibility for a big contract. Just do some solid interviewing with multiple brokerages before you decide. You'll find the right fit with everything you want with detailed interviewing, etc.
