Hello all. I had one of my investor clients ask me this question, and I was not sure how to answer it. Assuming it varies by state, I would be interested to know for Maryland and Pennsylvania as that’s where my core group is based at.

I'd love to get some insight on what you are asking as well. I've had a few out of state investors ask me about my area, and I obviously help them and show them a few things electronically, but then that is usually the extent of it. 

I'm assuming that they will come around eventually, if they need representation, so the best thing I think we can do is just keep in touch and reach out every now and then. (..like any other lead we get!)

Hey man. I would recommend joining the "Maryland Real Estate Investors" Facebook group (if you're not already). Majority of the deals posted on the site are Baltimore City and may be in the zip codes you're referencing. If you ever find out you would like to start investing a couple counties West of Baltimore, feel free to reach out!

Short answer, Yes. Feel free for anyone to chime in!

I'm a local agent in Frederick, MD and I saw this question asked on a local investor board here in the State. I wanted to make it more "National" just in case other people are wondering the same. 

There are a few logical ways to get started with a bad credit score. One would be to start looking into Hard Money, Private Money, etc. ..but the interest rate is going to be MUCH higher than you would expect with any sort of regular mortgage type of loan. 

Another way would be to simply put more money down to show your seriousness, even with a bad credit score. You may even have a great Debt:Income Ratio that most lenders weigh in just as much (if not more) than your credit score. 

I know there are a few other ways, but wanted to get this thread started for anybody else ready to contribute!
