I did everything online through "TheCEshop", just give them a quick google and you'll see them. It's affordable and I would highly recommend them if you are thinking of becoming an agent.

Hi Brian,

I definitely agree with your feedback on those books. I haven't read the tax strategy ones yet, but certainly on my list!

I'm about 1/4 of the way through "The book on estimating rehab costs" (BP), and it's pretty good thus far!

Next up on my list is "The 4 Hour work week" (non-BP) ..and "Long Distance Real Estate Investing" (BP).

Just check out the Bigger Pockets calculators. They are free up to a certain amount of uses for non-premium members. 

Other than that, I just run numbers through excel and created my own way of coming up with rehab costs, etc.

1. Read the contracts + addendums over and over until things start to make sense on why certain verbiage exists to protect each party, etc. 

2. Find a mentor and do NOT be afraid to ask questions.

3. Understand timeblocking.

4. Learn the various ways to communicate. As they say, communication is key.

5. Stay educated on market changes, new regulations, and even as simple as scanning the MLS every morning.

Just to name a few.

I highly recommend reading "SOLD!" by David Greene. Just click on the bookstore tab above and you'll see it! I'll add a link below as well.

It will lay out exactly what you should be doing in your first 30 days as an agent, etc.

Anywhere near a college, hospital, or any other place that could need short term rentals (less than 12 months, etc). 

I'd start there from a basic search standpoint.

Sounds like just an awful management company. Especially if the issue is pretty clear that the issues should be paid through the HOA, etc.

Condo's are tricky and generally tougher to cashflow because of the HOA fees, but if you ran the numbers and they look good, that's an important factor for the green light!

Do your due diligence, triple check the numbers, and does not hurt to try and get a meeting with the new management company to feel them out.

I went through "TheCEshop". It's all online and highly recommend. You'll have to take your State and National exams in-person at a facility (it might be different now with COVID restrictions, etc)..but hope this helps!
