@Stan Roberts That all sounds good man. I'd certainly be interested in purchasing any deals that you come across, especially if you find deals up my way in Frederick. I would leverage YouTube on getting the basics of wholesaling. There's some good content out there that can you lead you in the right direction.

Hey Stan - What part of the DMV do you find yourself in the most? Which market do you feel like you already would have a leg up in understanding? (DC, MD, or VA?)

If you can do both homes and the numbers make sense, I say go for it. Just always, ALWAYS, triple check your numbers to ensure nothing is left out. As for the water heater, etc, just be sure to include any sort of repairs, capital expenditures, etc, when you run the numbers.

Hey Billy - I use a Canon M50. Seems to be pretty vlog friendly. I started out using my Iphone 11 Pro at first, it did just fine if you pair it with some air pods or a decent mic. The top microphone to pair with your Canon would be something Rode brand. I think the one I have is like $49-65. Man..that's awful to hear. It doesn't sound very ethical, but I guess what is ethical is determined by the individual agent on some things, unfortunately. What they are telling you may be true in regards to your original offered property, but the upsell seems a little sudden and sketchy when the offer is still on the table with those sellers.

If they aren't meeting your needs as an agent. I would just comb through the contract and see what the out-clause is. I'm sure you can find an investor friendly agent here on BP.
