Flip isn't an option. FHA as you know requires owner occupancy. I'd go for a duplex. Currently there is well over 120 duplex to choose from in the DFW area. Message me and I can get you a list of them.

Doesn't sound unrealistic at all and in fact, I think your under valuing the determination that I can see here. With the power of leverage and your financial stability, I don't see any reason why 2,3,4,+ properties a year isn't achievable. Build a strong team, make a few mistakes and grow. Buy right(meaning don't overpay) and in the right areas, research rental index's, schools, crime, etc and you'll be successful

LoopNet is actually owned by CoStar. Its a great free resource, the only downfall is most brokers don't update their listings on there and the information can be inaccurate. Texas is a non-disclosure state which means, the only real source for accurate listings and comps especially would be the MLS. The big name sites, again, can be a good source but can be misleading and inaccurate, especially in Texas.

@Vanessa Perez I evaluate distressed properties nearly everyday. This corridor of the Dallas area has 2 options, Demo the house or remodel as you've said. But, there are many factors in this. Based off where in the M streets and how big the lot is is a huge factor in determining if it will be a remodel or a land play. Some remodel and add on 2,000 sqft to the backside or build up. Send me a message, I'll run out there and give you an honest no obligation opinion as to what a good move would be. I probably view 8+ houses a week and have a pretty good idea of whats going on around that area. Look up me and my company and you'll see that this is exactly what are business model is.

Veteran wholesalers, if you were to start over and you had a $10k per month budget, what would you have done differently? Which lists would you of mailed more to? Which pieces would you have or have not mailed? Would you of gotten a billboard out the gate? What types of systems to handle high volumes of leads? More Foreclosures? More absentees? More probates? More bandit signs? Radio ads? Which sites are better for lists purchasing? Did you build a website? Online leads? FB campaigns? What crm are you using? OnCarrot or Propellio? As of right now I'm doing most of these, just small. I want to scale and I want to scale fast. I'm willing to pour money into this(upwards of $10k month in the beginning), but I want to do it smart and with the proper systems. Really too much to list and think of right now, but all the tips and pointers would be great.

LoopNet is alright, however, a real MF deal is going to be truly off market or on CoStar. I've got access to CoStar and can get anyone the info they request. I also source small and large SFR portfolios in the DFW area and currently we have a 3 and 36 unit SFR portfolio we are trying to get rid off. I have a 48unit MF off market and a 604door 4 complex package we just got in today. Anyways, moral of the story, if its real estate, someone in my office or myself has it or can find it. Check my FB for updates on these properties. I also have many pieces of land for SFR development and a commercial lot for a fast food chain. Happy investing!
