In search of SFH and looking to connect with agent
Hello everyone! I'll be visiting Dallas in early January to spend time with friends and also for some work related matters. I'm employed by a group that owns property in the Dallas/FW area, mostly commercial and industrial, that I'll be tending to while there. In anticipation of my trip, I've been doing research on the purchase of single family homes for a personal investment. After a fair deal of digging around, I've narrowed my search primarily to Hurst, Watauga, Bedford, McKinney, and Garland. These look good on paper based on a few preliminary factors, and I plan to better acquaint myself with the neighborhoods while I'm there. Per my research, these have solid/good school districts and have a median list price per square foot that I'd be interested in with the amount I'm able to invest. In terms of property type, I'm looking at 3-4 bedrooms with minimum of 1.5 bathrooms, although 2 full baths would be preferred (a typical house essentially). I would prefer something turn key or close to it with a minimal amount of work to make it rent ready. Since it will be a rental, checking the 1% box would be ideal, but I know that current market conditions make this a more difficult feat, so I'm okay with deals that fall a bit shy of that. I would welcome your insight, input, or experience as it may relate to these neighborhoods, as well as any tip you may have for a TX rookie like myself. Furthermore, I'd welcome the opportunity to connect with a residential agent familiar with these submarkets as well as a property management sngle professional or team.

They are all very good areas, however the first 4, especially Mckinney are a bit pricy and will be difficult to get 1%. Shoot for North Garland
