@Max Petrov for sale by owners signs and condos going up significantly

The new tenant wants an icemaker fixed. She is a brand new tenant and I dont want to look bad I actually gave a tenant a $250 credit to buy this used fridge. To replace the icemaker its $250. The appliance person said this fridge is a problematic model I Replaced an icemake for another differnt tenant and that was $200. I hate icemakers What would you do?

Painting is very expensive. I professionally painted this places interior right before the tenants moved in. They painted at least two rooms. They have lived there 2-3 years. Am I expected to pay for his if they lives their amount of years? Like wear and tear on carpet? :/

Some areas the tenant pool is not as great, so you have to choose from the least of the worst.  it looks like you can file for Chapter 13 every two years.  Has anyone else out there rented to a Chapter 13 potential tenant?
