@Dennis M. I have been self managing it for since I’ve owned it, since 2017. Mid west ( indy) tenants move about every 1.5 years. I need to find a property manager that charges 10% or less. A less up fee is not realistic. It’s the same thing as paying a PM 20%. 😳

@Jaron Walling I don’t have anyone that handles evictions. She usually pays mid month. She hasn’t responded to I think this month might be different. I can call her work but I don’t know if that will be too intrusive.

Hi All

I need help or suggestions to do this remotely. The tenant has stopped communicating and hasn’t paid December rent. I will work on putting the 3 day notice. Can y’all recommend an eviction service in Indianapolis?

If only the husband is present for signing, should I take the wife's name off the lease?

Is the lease void if the her name is on the lease but she does not sign it?

Or would it only be in affect for him?

Wondering your thoughts about buying a house where there was a murder suicide in? 

It was happened two years ago..

I know it would have to be disclosed to the tenants ( California) 

Would you buy it?

Any thoughts?

Its in a pretty decent neighbor. I found the news story online. It was a young couple.

IVe been struggling with the same thing in CA. Can’t seem to find the 1% rule!

I am questioning myself why do I want a MF. What are the benefits bs. Sfh or more than one house on a lot?

Seems like you would want something better than the 1% rule for MF....let’s say you buy a 4 plex, you have 4 groups to manage PLUS any conflict between these group..

PM fees are higher and possibly more liability! Let’s say you the 4 plex has 4 HVACs. That is a lot of capex for a min return per unit.

What are the benfits of MF?

I’m not sure....
