I could say no repairs with the new fridge or the $225 to buy them a used one that they would keep. What would you do?

The previous repair didnt work. If I buy a new fridge they could move out and take it since Im out of state

I assume they would dispose of the Fridge that is in there that we tried to fix

The place did come with a fridge so I assume Im responsible for it

Yea I know they would take it, but they would also be responsible for it.. I just know if thats giving in too much or just the best route. I just spent $75 repairing it

My out of state tenants need a new fridge. They have found a used fridge and suggest splitting the cost. The cost of the fridge is $450. What do you suggest?

Hello All, 

I know investors say principal paydown is  a reason to invest, but when you look at the Amortization schedule for even  a sub 100k loan 30 yer fixed @ below 5% interest rate you are likely paying over $200 a month in "non write off" investor interest  and the tenant is likely going to be paying less than $100 a month in principal pay down, which isnt anything for most of the loan.  It is likely that half us will be dead or half dead by the the time the tenant pays substantial principal payment on the loan. 

Obviously your Cash On Cash return is less on an all cash buy. 

 Is it always smart to finance a property at low interest rates?

What are your thoughts?

Is there a service you can recommend? I think this tenant does it on purpose because when I serve him a 3 day notice you cant include the late fee.

Hello I have tenants that constantly do not pay on time. And neglect paying the late fee. Turnover is expensive so Ill go with it for now. How would you word telling the tenant that the late fees are going to come out of your security deposit without them giving up hope and running the place into the ground?
