Sorry if I’m repetitive here, lots of replies!  
an accepted offer is not binding until a contract is signed and deposit is made.  From the sellers perspective (especially in a hot market) a seller won’t wrap up a deal with contingencies in place as they’re likely to miss out on other buyer AND buyers often back out.  


As for working with a buyers agent: this industry has a very low barrier to entry, and therefore there are a lot of horrendous professionals, and a bunch of good ones.  You may not always get the deal, but the good ones will put every effort forward in attempts to do so.  If you’re new, I’d suggest using someone to represent you.  And use a great attorney as well (my brother is LI based, FYI, happy to connect you).  Good luck!

Hi @Rodan R. - happy to assist here if you need and chat offline.  

Any seasoned investor would be ok to take on problematic tenants if the price is right.  That said, a two family in this area would also be a sale that would attract a first time home buyer that would want to live in one of the units.  It’s all cost/benefit of how long it will take you to get the tenants out and what the expense will be.

Are you looking for a company to manage an entire coop/condo, or a single unit/rental?  XL property management is good for that stuff.  If it’s a coop/condo building happy to offer some names

HI All - Looking at purchasing an 8 house portfolio of 1-2 family.  Trying to think of the easiest/wisest decision for financing: 

- get 8 different loans on each property

- see if I can get a commercial loan

- SBA loan (not sure if this would even be possible

- Open to options!

I’d probably go with a condo in a solid neighborhood at this price point.  It will get you acclimated to home ownership to a degree…and if you’re in the right area you’ll be able to get a nice return on the rental on the backend.

Id go with the advice on hear, ask around the block.  I’d also walk into the nearest condo and ask to speak with the super…he’ll likely either want some east side work or know someone who does.  Good luck

I would definitely use an agent if you’re unfamiliar with the selling process…having guidance and their connections will be invaluable.  Selling a property that’s empty is easier, assuming the tenants have been there a long time the apartments may not show their best.  Depending on where the property is located and the state it’s in, you may want to consider painting it and even staging.

Here is the listing, is there anything that you recommend that I update or work on. On Street easy it shows that it has been only up for 26 days but in reality the Real Estate agent has had it posted on other sites since the start of May. Compared to other properties in the area I believe that the listed price is fair.  Could it be that my agent is not doing enough ? 

First thing I’m noticing on StreetEasy is that it says no fee in the description, however the agent didn’t check off no fee when inputting the listing. So if a renter is searching for a no fee apartment this will not come up in their search.  Professional photography would also help but I’m not sure that’s the problem.  Try the no fee  option first
