@Joel Bongco for closest location, you’ll want to get her in Greenwich Village or the West Village.  Sharing all the same sentiments, every neighborhood around the school is great…highly sought after and therefore not inexpensive.  Try Flatiron and Chelsea neighborhoods as well; they’re still hit downtown neighborhoods, but won’t come with the price tag of west village, soho, etc.  feel free to DM with questions

Saw this topic posted a few times from property management perspective but not from landlord.

Should a landlord be listed on a PM’s insurance as “additional insured” or “additional interest”? I’ve seen and heard conflicting opinions so I’m looking for a few more. Thank you!

@Mike Sarhan I agree with the sentiments above.  And also truly depends on the finishes.  If you’re going luxury you can assume $500/sqft

@Mary Joe the laws in NY certainly fair the tenant.  I represent a amount of investors here in NYC, and we’ve never (yet) had to deal with eviction.  That said, these tend to be higher end properties in Manhattan, I’m not sure what price point you’re looking at.  Good luck

@Lyle Cooper as An active Manhattan agent, I agree with what your agent is saying.  For context, I normally hold off on bringing new listings to market from November toward end of year…this year has been different for sure.  We’re bringing new properties to market and are swamped with showings and real buyers. 

My perspective of course is only from the sales perspective.  If it’s not a good time for you to sell, it’s not a good time.  I imagine this market will continue into next year while you finish a renovation.  Good luck.

Hey All - an off-market deal was just put in front of me and I'm looking for options/ideas that could make it work.

Mixed use building. small commercial space on ground floor, 2 vacant apartments upstairs, crumbling barn in the back.

The owner wants $60k for it, the two apartments are move in condition and rent for $600 & $750/month, taxes are $4k/yr. The rentals would cover any loan however I would pay cash up front and look to re-fi. My thought would be to knock the barn down and put in self storage, or build apartments. My question, is there pre-fab self storage companies that can come in and plunk down a set up, and what sort of cost would I be looking at if so? Secondly, what to do with the commercial space up front?  If anyone is familiar would the area I'd love to hear thoughts and opinions.

Open to any and all suggestions, thank you!

@Ronald Rohde sorry, it’s in Unadilla…small town 25 minutes outside of where my residential rentals are, another small town but has two colleges.  

No issue paying cash, just curious on cost effectiveness… as storage and commercial are not my expertise.
