Recommendations for Selling Multifamily Property with Occupants in Ridgewood/Bushwick

I am looking for advice and recommendations for agents to sell a multifamily property in Ridgewood/Bushwick area of NYC which has occupants who would need to be evicted.

I own a two family home located in Ridgewood, Queens, very close to the Bushwick, Brooklyn area. I purchased it 20 years ago to help my aging parents but had other family members move in. I am moving out of state and I am motivated to sell the home soon, but the occupants of the home have refused to leave. I have retained an attorney and we are currently in the process of attempting to evict them legally in court, but they have obtained legal aid and are fighting to stay. I am the legal owner of the home and the only individual listed on the deed, and have paid all the bills since I have lived there. They have never had a lease or paid any rent.

The home is in relatively good condition with the upstairs apartment being gut renovated about two years ago. The upstairs apartment was rented out to tenants for about 1.5 years for 2.5K a month but would probably rent for higher now. I would be happy to provide a list of repairs that I am aware need to be made but I estimate that they would be less than 50K total. We estimate that the after repair value of the home would be about $1.3 million.

Given my current situation I am looking to sell the home as-is. We would like to find an investor who is ideally able to pay cash and is willing to take on the process of removing the current occupants.

Would appreciate any advice on how to locate buyers who might be interested in this opportunity or recommendations of agents who specialize in this kind of situation.
