@Bryan Wilhelm - sounds like a pretty significant scope, but nothing that hasn't been done before.  I'm unclear about the consideration of a slab to replace a wood framed floor??  What's your thinking with that?

If the damage is that bad (and I've seen it that bad - powder post beetles) whereas sistering isn't an option - we've just replaced in their entirety.

@Konrad R. - surrounds can be great choices, depending on the application and the product of course. 

A few things if you move forward with it:

- Follow the manufacturers installation instructions

- Not all fiberglass surrounds are created equal (i.e., gelcoat vs. acrylic)

- Pay particular attention to sealing the joints

@Kaz Motlagh - I suggest you contact the DOE in your area and get list of companies certified to deal with septic tanks/fields/etc.  You may also find the information online (which we have here in MD).

This is an environmental issue and not something to tinker around with - I'd get on this immediately if you haven't already.

@Christian Sifuentes - I personally love metal roofs! There are a plethora of types though, from screw-down to standing-seam. 

Yes, typically metal roofs can be painted - but a quality job includes proper prep.

And if it's for a buy and hold, then as @Jerry W. mentioned, the cycle of painting is a maintenance item to account for.

As to if it's worth changing - what is the functional/physical condition of the roof and what are you plans with the property?

A couple of things worth noting about metal roofs... they can be noisy when there's precipitation (some folks love it, others, not so much) and snow birds are often required.

@Jeremy I., I concur with @Matthew Kreitzer that it is wise to consult an attorney specific to the jurisdiction where the property is located.  Filing mechanic's liens is not something every contractor can do. For example, in Virginia, if the contractor is not licensed, they cannot pursue a ML. And in Maryland, the project must have been improved by 15% for liens to be filed.

There are many nuances - best to know the ones specific to your situation.

I'm sorry you're having a tough time with that contractor - best of luck in turning things around!
