@Kevin Brenner I would not worry about the DNC. Just use a VOIP phone number and don't mention your company name until you're signing a contract. Plus, you're technically not selling a product or service so it does not apply to asking if they want to sell their properties.

Email does not work as it will get pushed into spam very easily and will be nearly impossible to get out unless you create a new email every time.

RVM does work, that's 100% a numbers game. We started sending them out until we began getting contracts and now we know how many we need to send out to get a contract, how many contracts turns to a closed deal, and how many deals we look for each month.

so far they have been awesome. Quick response plenty of communication. In the first round i got more than $90k in credit.

See it this way. The only way to outrank everyone, is of you are more credible and apply better SEO than them. THis is truth, no way around it. Things may get frustrating especially when these bozos use black hat SEO. It is hard to go one on one with someone using black hat SEO but I have prevailed thus far.

SEO is really simply understanding what Google wants, and then finding out WHY Google wants this, and then develop your own ways to satisfy these Google requirements.

So once you understand that all Google wants is to provide surfers with amazing content that brings value to them... things become quite easy. Just please your costumers and google will reward you.

How do you know when you are pleasing your surfers?

Your best bet will hitting the streets and looking for distressed properties in person. I assume your not looking to tear down a trap house in the middle of the ghetto and put up a nice town home in its place. The type of properties you may get from a data provider will likely be just that. Find the neighborhood where you'd potential like to build and scope it out. That type of deal isn't a shotgun approach, it takes the right property in the right neighborhood. Mail carriers often know what houses are vacant in a neighborhood. 

Could you talk to the city about houses that have been abandoned or condemned?  Others will suggest driving around neighbourhoods looking for run down houses and then finding out who owns the property.
