@Itzel Salazar What's not ethical about it? If it's vacant/abandoned and you can help her dispose of an unwanted property while also taking care of any tax obligations that might be passed on to her heirs, I'd say you're creating a win/win situation. 

On a situation like this I would cold call, "Hi Ms. XXXX, I was driving around a property I believe you own on ANYWHERE street and noticed it might be vacant, is that something you would consider selling?"

@Jerad Grace No, it doesn't matter. Just say something like "my name is Jared and I am interested in buying your house at XXX XXXX. I can pay cash and close quickly! Give me a call at 555-555-5555." You don't need to say anything about how much real estate you own or how much experience you have. Good luck!

I'm not sure how it's done in Texas but in Florida we have an online system and it will list the foreclosure auctions at least a month out, a lot of the time it's 2-3 months. Here's where we're spoiled, it will show us the judgement amount and the assessed value along with links to the property appraiser page. We're able to very quickly see which houses have equity and which ones are upside down (which is most of them). If/when we find a potential deal that has equity, we cold call and send a letter to the owner.

@Logan Blanton Consistency is key and where so many people go wrong and end up failing. Think about it, why do we see the same Geico, Budweiser, Chevrolet, etc. commercials over and over? No legitimate brand or company would pay for just one 30 second commercial and that be the end of their campaign. It's no different for real estate investors, if you're going to do any kind of marketing to find deals, you need to have repetition and be consistent. Also, making yourself stand out is huge because more than likely, the people you're mailing to are getting mail from other investors as well. What will make them open your letter? I like adding a picture of yourself, it humanizes you and creates an immediate connection. Let me know if you have any other questions, good luck!

@Jacob Trimble You're on the right track for sure, I'd also consider adding in a length of ownership filter of 10+ years for absentee and 20+ for owner occupied if you decide to mail to owner occupied properties. 

The number one question I hear from people new to sending out direct mail is "how many will I have to send before I get a deal?". You're 100% correct that there are a ton of variables that can make that number range from 1,000-20,000 so if somebody gives you an answer, they're either ignorant or lying.

@Natalie Bennett I am a broker but send DM for my investing business and have been for years. In my letter I disclose that I am a licensed real estate agent but this isn't an attempt to solicit a listing. This covers me in the state of Florida from trying to steal listings from other agents, not sure what the laws are in Virginia but just make sure you disclose whatever is required. Good luck!

I've always personally stayed away from probate lists and mailing to them for my own investing. Although I know there's probably a few people I could help, there's probably several more that are grieving and dealing with the death of a loved one. The grieving process is a journey for each individual and there's no way to know where someone is at on their journey. If my mail is delivered to someone who is having a tough day, I don't want to make it worse by reminding them of a recent death.
