Figured I would add some first-hand experience just in case anyone else comes looking for information. I made an offer on one of their listings and after I clicked submit, the contract language changed to "net to seller". This completely changed the deal for me considering the seller had a mortgage that I already knew about when I ran my own title search. I called the agent and she had no idea what net to seller meant and told me "don't worry about it". Needless to say, I immediately withdrew the offer. 

Since then they've been spamming me with texts on other properties, I've requested multiple times for them to stop, but they just keep changing the phone number they text me from. I looked up their US-based office and it's an address to an office that registers businesses in Florida. 

So to sum it up, they will spam the heck out of you, they very likely have no US office, and the agents don't really understand real estate. Use them at your own risk...

Hi- I have a property that I am interested in bidding on at the county foreclosure sale. The owner was deceased at the time of filing and unknown heirs were named as a defendant. Proof of publication was filed and the summons was returned as non-served for all defendants. There was NOT however an affidavit of diligent inquiry/search for the heirs of the deceased. Is this going to be an issue when reselling the property? I believe I could do a suit-to-quiet title but would like to avoid that if necessary.

Threads like these remind me why I stay off BP for months at a time and no longer pay for a premium subscription. The founder of this site had such a great vision and purpose for what he created, it's a shame that it's gone so far away from that. @Jerryll Noorden BFF <3

I just closed a deal last month with a very similar situation. The wholesaler filed the memorandum a year ago but didn't close because the seller wanted to back out. Fortunately for me, the wholesaler put his phone number on the notice and I was able to call him, he filed a release and was actually pretty nice about the entire situation. If I were you, I would hire an investigator to find the owner of the LLC. Taking an exception to the title policy will become an issue when you look to resell the house down the road. Feel free to shoot me a message with the information and I'll try and find him, I love playing detective :)

@Jerryll Noorden Is my brother from another mother, and I am the .001% of direct mail providers that actually agree with a lot of what he says. Direct mail works for me, I make $7 for every $1 I spend on direct mail. That being said, I also have a good website that adds a lot of credibility to myself and my company. My letter pushes people to my website so they can learn more about us and feel comfortable selling their property. The two complement each other and have always worked well for our business. 

Jerryll is selling his product with his posts blasting direct mail, he does a damn good job at it. I'd be more than happy to make a bet with him and see for myself just how realistic his claims are. What say you, almighty chosen one?

@Chris Gavre This is my only gripe with propstream, their vacant land isn't anywhere close to being updated. When you pull a vacant land search, you get A LOT of newer construction homes. I emailed them about it and they said it's what the county has on file, which wasn't the case, the county had the properties listed as single family homes.

@Derek Magdziak In a situation like this I would skip the letters, and I'm a direct mail guy! Pick up the phone and call or knock on their door if you can't find a working phone number. If they're bankrupt, are you sure they aren't upside down on the property and just letting the bank foreclose?
