Finding good deals on MLS is almost impossible right now, and has been for a while. You need to go direct to seller, ie. direct mail, cold calling, door knocking, driving for dollars, PPC, etc.

I like the site! You have several areas that show you're a real person and your credibility, most carrot sites (or any of the other options) lack that. 

I'd clean up the logo, or get a new one, and fix a few of the google review images that look pixelated and cut off. Also, on your homepage the "how it works" has three block columns that aren't locked so they're all different sizes. 

You're on the right track! Talk with @jerryllnoorden about SEO and cleaning up the site a little bit, he knows his stuff (we're also best friends).

We've always gradually raised the rent over a few months, it has seemed to work better than just abruptly doing it at once. I personally would raise it $50 a month until you reach your desired $875. 

Sending out a letter is a good idea explaining the new rent and your policies. I am assuming there are no leases already in place? 

In the end, half the building will be upset that their rent is going up and half the building will be happy that everyone is paying an equal amount.

Whether it's dead or not (which it is), using an auto dialer can land you in hot water. The link below is the website to an attorney I heard on the radio this week. He specifically mentioned real estate investors multiple times as a culprit to heavy spam calls using auto dialers. He (and other attorneys) like to target them because unlike the auto-warranty spam calls, it's highly likely that you'll be able to identify the real estate investor because they will eventually reveal their identity. 


I've been investing for over a decade and mainly do flips and wholesale the properties I don't want to mess with, but my main focus is finding deals. Right now cold calling and mass texting is the "in" thing, so I'd suggest doing something completely different. When your competition zigs, you've got to zag.

I like length of ownership as a criteria, I don't think anyone has mentioned that. We track certain characteristics for each deal we acquire, in 2020 the average length of ownership was 24.3 years.

@Aristote Kalenda I would plan on a minimum of 500 pieces a week, and try and hit each person on your list 4-6 times per year. We work with companies sending several thousand pieces per week, it's a numbers game. The biggest thing is to have your systems in place to be able to handle the incoming leads, follow-up, run comps, make offers, etc. Consistency is very important as well, set up a schedule and stick to it unless you need to adjust the campaign. We see people all the time who send mail for a few weeks, get a deal, then miss mailings while they're working on getting that deal closed. Once it closes, they have to start all over again rather than snowballing.

I would go directly to the seller, as other have suggested. The PM company doesn't want to lose a property since there's no guarantee you're going to use them. Even if they present an offer to the seller, you can pretty much bet they aren't going to be very positive about it.

Auto dialers, without consent of the recipient, is illegal. I am literally listening to an attorney on the radio right now in Florida who is targeting "auto warranty, solar panel, and house flippers" who are flooding people with calls. $1,500 per unsolicited call and he's putting together class action lawsuits to target legitimate companies. If you have assets and/or don't want to risk a huge judgment against you, I would suggest staying away from auto dialing.

@Dillon Campbell A live stamp is going to be better than an imprint, so I'd suggest sticking with an actual stamp. Quite honestly though, if you're folding, stuffing, and sealing the envelopes yourself then the application of a stamp is going to be the fastest part. 

If you're doing less than a couple hundred then doing it yourself is ok but after that you're much better off outsourcing the work.
