@Michael Rubino search your county for all the cash sales and see where people are actually investing in your area. That will give you a very good idea of what price point investors are buying at. My brother and I are about to start our first rehab in Merchantville 1 hour away from where we live. It needs a roof, kitchen and the rest is mostly cosmetic. Anyway that's where we at right now but we'll be stepping it up very soon :)

Try and get pre-approved for an FHA owner occupant loan and search everyday for a duplex to live in 1 side and rent the other. Try realtor.com, loopnet, homepath to get started then once approved find a realtor that understands what you want to do and start collecting a monthly check :) Good luck.

My advice is to stay away from pre-forclosures especially if you're just starting out... Most of the time there's no equity and they are very angry ask me how I know ;)

Read, ask specific questions, read, ask specific questions then take action and don't stop pushing forward till you close your first deal. Then close a hundred more. Good luck.

Congrats @Michael Rubino ! I have my first baby coming in august as well! :0 Being a contractor is gonna benefit you tremendously in RE. Remember you win in this game when you BUY the property. Getting it 55k below arv is a great start. Just stay focused on your long term goals. Short and medium goals will change as you learn and grow experience but the best thing for you to do is to keep pushing forward focusing on your end goal. 

Something I have to remind myself pretty consistently (I like to buy stuff for my truck) ;)  is anything you acquire in RE or life is it a asset or a liability? Do you make money or lose money? A lil book I read 4 years ago that got a few people started in RE... maybe you heard of it Rich Dad Poor Dad? Anyway good luck!

You very well maybe the only person wanting to wholesale in your area... usually thats great but if nobody is buying cash in that area then it's not so great. Still that doesn't mean you can't get started in RE. Try to find all the cash sales data in your state and then work the HUD angle. You have 252 at the moment plenty of room to get started.

Congrats on jumping in just don't give up. It's a marathon not a sprint.
