I am an experienced investor seeking properties in North NJ B areas that are located along train transportation routes (max about an hour from most parts of midtown) for 75% - 80% of ARV/LTV or less.

The property must cash flow and I will not invest in tough areas like Newark, Irvington, East Orange, Paterson, etc.
