Hey everyone!
I am reaching out to anyone looking to lend on fix and flips in southern New Jersey. I'm extremely experienced. I have fixed up and sold 39 SFH throughout NJ and wholesaled another 40 plus. I own a successful construction company that mainly focuses on kitchens, bathrooms and interior remodels and have been in business for over 4 years. I'm extremely motivated. My goal is to flip several properties a year. I want to buy and hold SFH and MFH in between. I'm very interested in creative financing options with sellers as well.
Right now I'm using propstream to help assist in data collecting to focus on off-market deals. I'm also looking for investor-friendly agents and brokers to team up with to take down MLS distressed properties.
I'm easy to talk to, and great at communication via text, phone, or email.

I'll try and keep this short!
I've been off BP for about 4-5 years maybe longer! But I've done a LOT since being on here last.
To start, I've flipped 39 SFH's, wholesaled another 38 throughout New Jersey. Since doing all of those, I've gone out and started my own company (CompassHomes Construction).
I got my GC license and got insured. I've remodeled countless homes, kitchens and bathrooms since then. I've been grinding hard for the past 2-3 years to establish and sustain my business. I have work lined up for almost 8 months.
I'm now working with a big RE broker in the area who is helping/assisting me with my new goals. Which are getting back into flips/rehabs also raising houses, home additions, buy and hold and once I prove I can handle all that we'll start working on spec homes in the 1.2-1.9 million dollar range. These are on the islands near Atlantic City like Margate, Ventnor, Ocean City etc...
I go to bed at 10pm and wake up at 5am. I do everything from video/music/picture marketing, social media posts, website design, contract negotiations, managing homeowners/crews, design layouts, pickup and deliver orders/materials, tile install, flooring, drywall, cabinets etc!
All that to say, I want to flip houses again!
But I want to start making relationships with like minded individuals with goals and aspirations as big as mine!
I'm glad to be back here where it all started and while my time is very limited I'll do what I can to chime in here and there!

Thanks for responding @Rick Pozos that's what we did. I've spent years wholesaling trying to get where I am and where I am going. I've literally seen over a million dollars + disappear into others peoples (friends) pockets wholesaling all that equity away. I wish I was joking lol.

Straight to the point. I use a credit line and I have a private lender to help me flip houses. I flipped 7 this year. I've lost many deals from lack of funding. I'm trying to get more private funding from a few people but it's taking to long. I won't do hard money. Who's got the answer!?

Whoever installs your countertop, can install a basic stainless steel that 99% or renters will never think twice of. Do not over think the process of getting people in there. Make it look nice, people will follow.

In case anybody cares... BLB took over as the asset manager for NJ. Anybody ever deal with them before? Sage only lasted 6 months or so that can't be good.

We've painted many cabinets with insl-x cabinet coat paint. Awesome stuff, very easy to roll or brush on with no streaks. You won't be disappointed...
