Closing has to be done it the state of the property. Yes you can do it virtually. You just have to find a good title/attorney that knows exactly what you're doing. That's the easy part, finding a person/persons to trust with the process ( showings, damage to property, rehab cost, negotiations, documents slightly harder. good luck.

At first I told others what I was doing because it was exciting. Now I only talk about it if I'm asked. In my experience people can seem to be jealous or feel like you're better than them. Even though it's just that I have a different mindset and won't settle for average like most. 

My advice is to not worry about what others are thinking and worry about what you can control and that's your thoughts and your actions.

Jersey is expensive... but it's all relative. I've said this before, think like a wholesaler buy like an investor. Have you ever thought about sending letters or calling absentee owners? What if you were able to negotiate 50-60k or more below the sellers asking price in those areas? 

Just food for thought.

Those are all great areas to invest in imo, unfortunately I do not have any rentals there but I am doing a rehab in merchantville. Good luck!

Manville 08835 to be specific. I Just got a 3B-1B in what looks like to be in extremely nice condition (new renovation). Looks turn key. My brother is on his way to check it out.
