@Milan Dixon I am an agent that works with investors. I find that majority of my investors are looking for someone that will listen to exactly what they want and not blow their inbox up with deals that they aren't looking for. If you send your investors 4 options, they will choose none of them. Send them the properties they want and they will trust you.

Selling any sort of property is all relational. If you don't build some sort of foundational relationship with your investors, they will not be as likely to buy with you. I've found that it is important to check in with my investors every once in a while if I haven't communicated with them in a while, and also check in with them after I have sent them a property that they didn't purchase. I want to know exactly what they did not like about the property in order to tailor future emails to their preferences.

I second @David Neely on this. Clarksville's military population (outside of Fort Campbell) does support a strong rental market. Majority of our investors who are interested in Clarksville are looking for buy and hold rentals. There are some really informative threads about Clarksville SFH rentals on BP that can offer a lot more insight into this market.

@Lord Reyes BP is definitely a good place to come for a LOT of investor advice! When you say you did everything wrong while making the purchase, what do you mean? 

Was the process of acquiring the property a bad experience or has it been bad since you have bought it? Has it been a profitable property?

I want to follow along with this thread to hopefully give my own investors some "real life" experience or advice from others, and learn myself.

Hey Brandon! I am originally from Jasper, AL and my husband went to college at the University of Mobile. I remember a lot of growth in Mobile when I would go visit him. It seems some of the outlying areas (like Saraland, where U of M is located) had businesses moving outside of the city. 

Mobile's population has gradually declined over the past few years. I'd be interested to see the growth rate in the surrounding cities.

@Etienne Dubois You are in the right place! The BP community has a ton of solid information for all aspects of REI.

One of the most important things that you can research early and make decisions on is how you will finance investments. Will you have the capital to do cash? Will you choose the hard money lending route? Are you interested in rentals and will be able to rent it out to pay for the property as you go? 

Hard money lenders are a route that many investors choose to go. The best resource is the hard money lender themself. All lenders that I have worked with are happy to sit down with potential clients and discuss their options for financing. I also recommend "shopping around" for hard money lenders. Get their terms, rates, lengths, etc. and choose the best one for you!

@Pablo Torres like @Nicole Holcomb stated, a lot of meet ups and "traditional" networking are on hold due to the pandemic. 

So much lead generation can be made through social media! I have found success in reaching out to people on social sites specifically for real estate investing (i.e. BiggerPockets and Connected Investor) or social media (mainly Facebook - specifically joining groups in your community). Depending on the type of investing you are doing and if you are selling investment properties, you may find success on sites like Zillow or Craigslist. 

My advice is use a variety of all sources until you are able to find what niche works best for you! Even if a website or social site only generates one lead, it is worth using. Highly recommend setting virtual meetings because putting a face with a name and giving the time to listen and make connections goes a long way.

@David Goodman I definitely agree with you about the confidence in Middle TN. My investors are willing to pay more because of the historical appreciation throughout seemingly all of Middle TN. We have seen more out-of-state investors as well because of the same thought. 

In the Nashville limits opportunity zones have really paid off for investors. It is a huge tax advantage that I'm not sure all investors are aware of. When they are aware of it though, it can really pay off!

Hey Ben! Did you ever get the opportunity to rent it into an AirBnb? Nashville has made STR rules stricter in the past few years. I'd be interested to hear more about this!
