If you are considering a hard money lender, I think it could benefit you to have an established relationship ahead of time - not to waste the lender's time, but to know what you can get pre-approved for and what other costs you might have when you do decide to purchase a property.

Hi Jeremiah - what do the other houses around you or near you have? When analyzing the deals, does the CMA have 4/3 houses that sell near you at a much higher rate? If you can find the other comps to prove the value, then it might be worth looking into.

Comps are not everything.. but they do help to prove or disprove value.

Thanks everyone for the responses. Like I stated in an earlier comment, there is not a "right" age to investing. No two people's circumstances are the same, and I am a firm believer that everything does happen in the right timing. 

For a couple of people who have asked about my investments personally, I started investing in CDs when I got my first job in college. It is not the most rewarding, but it was something I KNEW I could make a return on with a little amount invested.

I am currently an agent in Tennessee and I work with a brokerage that specializes in selling distressed properties. My goal is to buy my first investment property next year. For now, I am soaking up all of the knowledge I can and making as many connections as possible! I love to help others meet their personal investment goals and it motivates me to do the same.

@Austin Andrews - I'm a firm believer that everything happens in its right timing! I hear the stories of people who figured out a way to house hack in college and I wish I would've known more about real estate investing when I was 18.

Obviously, there is no correct answer. Some investors have the freedom to start when they are in college/a young adult while others decide to invest closer to retirement. 

With that being said, at what age did YOU begin to invest?

@Brandt Baize If they are reliable tenants, it seems like it would be smart to purchase with them in the property because it is immediate cash flow. I agree with @Karl B. in that you should ask how long they have been tenants there. 

What state are you buying in? Is it considered a "landlord friendly" state?
