I second all of what was said above. I have had a lot of out-of-state investors want to look in the Middle Tennessee market during COVID, made possible by 3D walkthroughs and pictures. Of course, verify numbers and the area for yourself. Find a good team in the area to work with, and if possible a boots on the ground person.

There was a BP podcast episode that talked about the benefit of distancing yourself from your buy and hold investments (I believe it was #301). So, there could be benefits of investing virtually from a distance.

Investors - in your opinion, which area in Nashville/Middle TN has the most opportunity for investors currently?

Clarksville has the rental community, Murfreesboro has the MTSU rental community, tax opportunity zones are all throughout downtown, North Nashville is growing, the market is hot - where are YOU having the most success?

@Adrian Suarez Congrats on the process of getting your first STR property!

It definitely depends on your market. I would go to Facebook groups of AirBnb Owners in the specific city you are looking for. Also - check the specific zoning laws for the city for sure! Nashville in particular is extremely strict about Airbnbs within the city limits. For example, in order to obtain a new Airbnb permit in Nashville proper, the residence must be owner-occupied. You could rent out a room/the home for the weekend, but Nashville is strict about making sure the property owners follow the rules about it.

@Ade Ogunsanya I recommend joining Real Estate Investment Facebook groups for the cities you are looking at - you can make a ton of connections that way and get a good idea of what properties are going for. 

Same with financing. If you are looking for hard money lending, many are in these Facebook groups and will be more than happy to connect with you and explain their terms. The direct source for hard money lending is your best bet on advice for financing!
