@Josue R. I'm originally from a smaller town in North Alabama and went to college at Auburn University, about 50 miles east of Montgomery. It has had some revitalization in the downtown area in the past few years.

Solely out of curiosity - what made you look at Montgomery?

@Ade Ogunsanya I recommend Middle TN! Clarksville (Fort Campbell nearby), Murfreesboro (Middle Tennessee State University in the city), commuter cities to Nashville, etc. 

Nashville can be a difficult place to get a STR because of regulations and obtaining a permit. New-non-owner occupied permits are rare in Nashville and have to be within certain zones. It is a hot market for people buying right now, but investors looking inside of Nashville are typically rehabbing to sell.

@Yonah Weiss my degree is in Health Services Administration with minors in Business and Finance.

While my health care classes aren’t correlating to real estate, my business and finance classes definitely are!

I will say - I had to make a LOT of presentations in college - and that helps.

@David Yao This is interesting! I am interested to see what all the criteria they based the study on. 

I am not surprised. I work with a lot of investors in Middle TN who are looking in Clarksville because it is so close to Fort Campbell. Many people are looking for rental properties.

I'm curious to know - what areas of Middle Tennessee have you had the most success and what areas have you had the least success in? 

It can be in terms of ARV/hardest rehab job/etc. Let me know!

@Josue R. Many of my investors in Tennessee are buying rental properties currently/are requesting more. Clarksville is a major rental market because of Fort Campbell being close by. Murfreesboro is a rental market because Middle Tennessee State University is there and has some commuters that work in Nashville/Brentwood/Franklin area. It all depends on location. Also - the deals that are currently more attractive and more affordable are the off-market ones.

@Matthew Wilks you have already started doing the right things! I would suggest networking when you can. Talk to anyone and everyone who has invested. Learn how they finance, learn from their mistakes, etc! Download the MeetUp app and join MeetUp's about real estate investing when you can. I had one coworker who nearly all of his sells came from relationships from MeetUps and he will say consistency is key. COVID has slowed in-person MeetUps down, but they are still holding virtual sessions.

Also I 100% agree with @Jared Maches in that you should start saving your money where you can. When you get your paycheck or do an odd job for cash, immediately put a portion of it away, even if it is small. It will add up!

@Antonio Franco I think it will greatly depend on which market you are in and if it is growing. For example, 2017-2018 data has showed that 83 people a day move to Nashville, but it was named one of the top growing areas in 2019. I would be interested to see what that data looks like at the end of this year. I will say, I moved to Nashville in April. Right in the middle of COVID shutdowns. Rent was not any cheaper - ha! 

The CARES act might have an impact on it later as well, since many were not allowed to be evicted from their apartments for failure to pay rent. If anything, I would think that prices may increase in the future to compensate for lost earnings.
