@Mike Klarman Thanks for the information. I'm still learning about portfolio loans. You mentioned a penalty for breaking up the portfolio. Is the penalty there no matter when you sell a property in the portfolio or is there a time limit where you would no longer have the penalty? Thanks.

Hi @Jon Young. Congrats on getting out there and attending your first real estate meet up. It's definitely a great place to network. I once got a duplex by networking at a meetup. Meetup format differs based on the person/group running it. Without knowing whether it's a speaker/audience format or just pure networking, I'd say the biggest advice is to talk to as many people as possible and ask as much questions as possible. A lot of people enjoy sharing their experience so be a sponge and absorb it all.

@Joshua Ingram I agree with the others that have already commented. As long as there is no signed lease and security deposit, there's no obligation on your end. Continue with the applications!

Hi @Quintin Harris! I've used Transunion Smartmove in the past for background/credit check. I've also successfully used Zillow Rental Manager as a one stop shop.

@Luciana Gresham Congrats on taking steps towards your first flip. I'm also doing my first flip after only doing buy and holds. 11% sounds like a good return. I would have both an inspector and contractor look at the property. I agree with Michael about using the inspection to negotiate and maybe even passing it along to your contractor for an estimate if they're unable to make it out to the property. I like walking the property with my contractor to get a rough idea on how much work needs to be done. I find that I learn a lot from a walkthrough with them.

I used the CE Shop's online course and I loved it. I've actually used it for several states and I find it very comprehensive and detailed enough to pass the exams. All the best with your journey!

My name is (Name) and I am a local real estate investor who enjoys helping people and fixing up houses. I happened to walk by your house and just thought I’d reach out to see if you might have any interest in selling?

Different from all the other businesses that are sending you letters, I take pride in coming up with solutions where everyone wins. We know unexpected things come up in life so let us know how we can help.

If you are interested we offer quick and convenient closings by:

  • All CASH closings
  • “As-is” Sale, no inspections or repairs needed
  • No Clean Out Necessary
  • You pay NO commissions or fees

I completely recognize that timing is everything, so if now isn’t the right time maybe just set this letter to the side for down the road.
