My First Flip Project

Hi,

I just analyzed a deal using the BP Fix and Flip calculator. Is 11% ROI a good return? Do you use an inspector or just let your contractor look at the property? Thanks a bunch.

Hello! 

@Luciana Gresham Congrats on taking steps towards your first flip. I'm also doing my first flip after only doing buy and holds. 11% sounds like a good return. I would have both an inspector and contractor look at the property. I agree with Michael about using the inspection to negotiate and maybe even passing it along to your contractor for an estimate if they're unable to make it out to the property. I like walking the property with my contractor to get a rough idea on how much work needs to be done. I find that I learn a lot from a walkthrough with them.
