Hi All,

Trying to avoid using hard money lending for as long as I can. Does anyone know of any bank that does portfolio lending in MD (I'm based in Cecil County) or Delaware?

Hi All,

I've been looking for a flip deal for what seems like forever now (but really 3 months). Anyone finding deals in DE (New Castle County/Wilmington) or MD (Cecil County) right now?  Or really anywhere at this point, just need to know there's still hope for doing a flip this year.

Update: Decided on equivalent of one month's rent for the unit. Unit was rented in 2 days. Thanks all!

Hello All,

I recently moved to Midland, TX from Washington DC where I own a four-plex. The standard security deposit there is one month's rent and that's what I've always charged my tenant. My husband and I just purchased a duplex here in Midland. I added the Security Deposit as one month worth of rent in the ad and my husband shared that this has not been his experience in TX. The two rentals that he lived in before I moved here had the security deposit as a lower amount than the one month rent.

I'd like to get some clarification on this as I do not want the SD to be a barrier in getting applicants. Is the SD a certain percentage here? Thanks.

@Account Closed thanks! I really didn't want to omit the background check on the ad and then spring it on them during the application process so thanks for the clarification!

Hello All,

I am getting ready to put up a vacant unit for advertisement. I came across a discussion hereon not being able to automatically deny an applicant based on a felony charge. I don't plan to write "no felonies". I am willing to consider those with felonies as advised by HUD. Do I have to also exclude the customary, "will perform a background check" on the advertisement? Am I exempted since it's a owner-occupied duplex? I don't want to break Fair Housing rules so any insight will be helpful. Thanks!
