Hi Justin. I'm a member of ICOR (Investment Community of the Rockies) and just learned about the Colorado Landlord Legislative Coalition. They focus on representing landlords at the legislative level. They put out calls to action as well. Here's their website https://coloradolandlordlegisl... Good resource for keeping up to date on what's being presented.

I've been fortunate to have great tenants but can easily see how we're heading towards a slippery slope for landlords.

@Jay Hinrichs It's great to hear some new construction success stories. Your experience and breadth of knowledge is incredible and it's such an eye-opener to read through some of the details! I just built/sold two spec homes in Western CO (both cash buyers. U/C before the homes were finished). I've got another under construction now and three more in engineering. It's a hot market! Builders just can't put them up quick enough. Western CO has some challenges with developing raw land, but it is definitely high up on my bucket list. What were your thoughts on the areas potential? 

As I'm sure is the case with the rest of the country, the cost of materials are really starting to affect us. I'd be curious to hear more on your thoughts on how much you're willing to absorb vs passing on to the buyer? Either way, congratulations on your wins and here's to a successful 2021!

When I was younger (about 14 or 15) my Dad would hire me and a couple of my buddies to clean out rentals where the tenants had either been either evicted or just up and left in the middle of the night. Weirdest things that I found in those were: a home made long bow, a sex swing along with various flavored lubricants, drugs and associated paraphernalia, a room full (and I mean FULL) of old newspapers and magazines just thrown in and a dead parakeet in a freezer. All of that goes with the general lack of basic cleanliness. As a kid, I could not believe that people lived like that. The amount of trash, rotting food, dirt, dust and layer upon layer of grime left such a mark on me that I never thought I would get into real estate. Once I learned about the other side of the business, well, here I am!

I also once did a high end flip in a mountain town here in CO. Beautiful home overlooking a gold-medal fishing river. Picked it up out of foreclosure. The tenants (who were technically squatters) had left piles of dog poop and puddles of pee all over the house. Big dogs, too. The best part of that house was that they had one of the pop-up hunting blinds right next to the bed in the master bedroom. That's where they were growing their weed. Vented to the window and everything. Could literally lay in bed and reach into their "grow". They had absolutely trashed the place but it made for a great flip (once we remediated the meth issues).

Saddest one was a quasi-hoarder house. Home was packed full of everything you could imagine. I think I went through 3 or 4 40yd dumpsters throwing out junk, old furniture, carpet, etc. Where it gets sad is the previous owner had abandoned family photo albums, old birthday/xmas cards, etc. If you flipped through the pages of the photo albums, you could see how the family began falling apart and the inevitable collapse of a marriage. I contacted the previous owner and he eventually came to pick up some old tools and such but left the photo albums and other personal/sentimental items. After talking with him, it seemed like he just wanted to close that chapter of his life and move on.

Nice job! The western slope is a hot market right now (as is the rest of CO) and it's definitely difficult finding reliable, honest contractors. Keep up the good work and if you run across any deals you don't want, feel free to give me a shout!

@Scott Emsley I'd love to meet up sometime. I'm in Junction at least once/week where my partner and I are building some SFR's. I've started looking into some MF properties in the area and am hoping to make a move on something in the near future. Haven't pursued any long distance deals, but I would be very interested to hear about your experience.

I only have two rentals right now and it hasn't affected me at all. I've got one SFR in Fort Collins, CO with the same tenants for the past 4 years (they just signed another year lease) and one townhome in New Castle, CO (turned over two months ago and people were knocking down the door for an application). In my markets, I feel that the demand for housing is so high that renters aren't willing to move right now because 1. they don't want the landlord/PM letting a bunch of people in their space and 2. they are unsure if they'll be able to find another suitable rental.

Hi Travis,

I'm a local broker/investor here in the Glenwood Springs area and I primarily work from GWS down to Rifle. It's an interesting time here right now (as it is everywhere). We're still in the midst of a very strong sellers market, but with the onset of COVID-19, we are starting to see more inventory hit the market (time will tell if the increased inventory will balance out the demand). The state just started allowing showings again this week, and with that, a lot of people who were waiting to list finally pulled the trigger. I'll shoot you a DM with some more info. Hey @Tyler Scott, I'm in the Glenwood Springs area but am looking to work my way down towards GJ. The area has a lot of potential!  @Teri Feeney Styers is a very knowledgable broker/investor who is in Grand Junction and even hosts some meetups there. She would be a great person to reach out to.
