@Eli Shicker I own a PM co with about 300 props only started last year ) Buildium is what we use . Also you really should just hire a PM co, not be involved  let them handle the headaches .

if you cannot find deals in your market simply connect with those that do deals weekly, and  have everything in place. Double digit net caps are to be had ,( rentals )  its all about your team and knowledge

@Axel Meierhoefer Its all about your team , Turnkey is absolutely the way to go for out of state investors. Lets face it, if you are out of state you cannot do it any other way. Many think they can and get crushed. They think they can just hire joe blow and get it done. Not going to happen ( well 99% not going to ) Sure after you do get it done and I promise you it will be OVER budget, then what ? Now you need to get it rented . Whos going to do that, you from out of state, not a good Idea ?  Again its all about your team, double digit net caps are to be had 100% hands off, Its all about knowledge

@Calvin Winters if you can do all the work yourself then you have the upper hand when buying props. You can pay more as the rehab will cost you much less, just sweat equity. The only downside is you can only take advantage of your talent in your local markets.....Still you have an advantage...

@Jacob Stokes well one of two things  realtor is clueless OR the seller is not in a rush and does not really care if they sell or not. I ONLY deal with cash buyers, and will actually provide a bit of a discount to cash buyers....

Cash "as is" close in a couple weeks or 60 days, appraisals inspections etc, Cash everyday

@Rey Gonzalez that person is clueless. There are deals everywhere, I get 3 ,4 per month, ( I have done 500 + in the last 6, 7 years )  its all about your network. Walk away  from the procrastinator and connect with someone doing deals . If you are renting who cares about up or down 10 -15% its all about cash flow. RE always comes back

@Ross Bowman 1st off stop reading books. Connect with those doing deals vs reading books. Its not rocket science. Learn then apply what you learn..

@Jon Q. PLEASE stop  "pitching me " I am fully aware of how to invest. But when I can ( 4, 5 years ago I had unlimited buying )  make 30- 40% in a week vs rental income well.... However  I own rentals as well .,  plus flip

@Jon Q. my god, enough !  I am happy you are doing well as am I in my market. All my personals are 25% NET +++ flips 50% in under 30 days . My only regret is not keeping 50 more of the 500 or so I flipped from 5, 6 years ago. Not only have those prices  doubled or more, the net caps were 40% ++   This is not a contest... I live on the beach, own the PM co, and have rentals, little to know headaches, all is good as I hope they are with you as well,
