@Victor Tatyanin you new this going in  ( if not your mistake nobody else ) so why invest if you do not like the numbers ? Also we do our business in another market where taxes are actually higher on a %  basis  3 - 4 % , but still get 1.5- 2% rule with nets of 11- 14%

@Andrew Rosenbaum simple put a 24 hour notice on the door, drill the locks and go in.

@Jennifer Schelkopf  all do respect why have you not ? There are deals everywhere.. Is this a bit of analysis paralysis ? Simply connect with those doing deals , learn apply why you learn and do it .. Or simply connect with a PM co and allow them to handle all for you

@Alexi Schreier hell no !! You must be not understanding. NO PM CO would ask an owner  to open a " joint " bank account. All PM cos do is simply to EFT to your acct monthly , but never would ask to be a signer with the ability to withdraw money from it . If this is really what they meant RUN !

@Account Closed depends are you both buying 50 /50 ? If so well then 50/50 . If you are simply finding the deal, you get a finders fee .
