@Brandon Sturgill Cleveland has been and is still kicking ***!! 3, 4 5 years ago you could buy as many MF as you wanted for 10- 15, 20k per unit. Now good luck finding one anywhere under 35k per unit. Does not exist. SF same, more then doubled in the last 3,4, 5 years...... Try finding a nice SF under 60k,,,, not going to happen.  While past performance does not dictate future . SO nobody can clam guarantee 21% per year appreciation.  So if you purchased a SF for 30k, , , 4 5 years ago, those same props are now selling for 90- 100k. Sure you would have to make improvements of say , 15k, sill a hell of a return We used to provide our clients with 25- 30% net caps, YES NET, now 10 -14% still good . NOT SOLICITING !!

@Manish Varma never to late. There are double digit net caps to be had 100% hand off. Its all about knowledge and your team

@Amanda Dewyer , go to your local REAI meeting. Connect with someone doing deals, NOT reading books. Learn, then apply what you learn,, I can walk through any property and tell you want it needs in 10 min,,,, never used any tools

@Usman Chaudhary sounds like a case of analysis paralysis.. There are double digit net caps to be had 100% hands off....... Its all about your team and knowledge

@Akili Gray well not really. I have 25 guys that " work for me " but they are 1099, NOT employees. Employees want health insurance, I have to then get workers comp and other ins . All the best

@Daimyan Hutchison no you pay for it on your CC ,( my card is on file at HD, Text to confirm  ) get all the points free trips are good :) .  I always just get labor pricing as I know what the materials will cost

@Uzma Abdullah buy rental props with 10% + net caps, refi, buy more then use the rental income to pay for the house you want to live in

@Neeraj Walia not true , All are hands off,  I have never " swung a hammer " simple, have a team there. People from around the world invest in the cleveland markets.. Its all about knowledge and your team.
