Welcome and congrats on your decision!

Don't be discouraged!

1.  Look for off-market deals in your area (driving for dollars, etc.)

2.  Don't limit yourself to your immediate area.  There are lots of good areas near us.  Tampa, Lakeland, Orlando, etc.

3.  Don't limit yourself to FL.  There are lots of people in our area looking in the mid-west for deals.

Stick with it and find that cash flow.

If I were going to use the report as the basis for a request for a concession I would provide it.  There is nothing to hide.

If you browse some of the virtual assistant sites, many freelancers note that they specialize in skip-trace research. You might try there. VA rates are pretty cheap.

Hello @Eli Azulai .  

The only age-restricted homes you will find will be in larger communities. The HOA fees in those are no worse than any of the other gated communities here in FL.

You can focus on some of the larger builders branded 55+ communities (Look at KHOV's FOUR SEASONS communities and GL Homes Valencia Bay community).

You need to know that OWNERSHIP of these homes are restricted by age.  I am not sure how you will get around those rules.
