Micheal : I am just not getting the sense of that being a GOOD deal . I guess I would have to ask during a Cowboys Home Game How many per year ? along with how many other week-ends per year is the stadium utilized ? 

   D uring these type events in the Dallas / Ft Worth Metro area what is the Hotel / Motel capacity . Almost impossible to get a room etc ? Most of the Coporate companies will have already rented out a Penthouse . The need as I see it is maybe for 6-8 hours per event .

If I was a Cowboys fan and just HAD to be at the home games my first inclination would be to call a hotel . How are you going to Market the Rental ?

I hate to repeat myself but in a Probate case at least have the decency to wait until the departed spouse has a funeral and then wait about 2 weeks before you make an offer anything sooner shows disrespect . 

As far as Distressed sellers go as soon as you get the information call and discuss their situation stating that YOU have possible SOLUTIONS to their situations . Most people do NOT want to live in stressful circumstances if you can offer solutions many people will take your advice . 

There will always be a certain amount of folks that really just don't care and are more than willing to stay on until the very last day possible If I get that sense on the phone I pretty much end it there just NOT going to waste my time with low % of getting anything done .

All areas will be different , Glad to see you are in a Hot Market . Anybody remember the Jimmy Carter days of 18% mortgages ? CASH will always be KING ! As markets tighten up those with the cash will be able to tell contractors and suppliers alike " This is what I am willing to Pay Take it or leave it . " When times are tough both are more than willing to keep your business just to keep their doors open 

Unlike a few years ago when even your PET GOAT if he could at least make a Mark on a Mort App could buy a property .  For which I still BLAME Wall Street and many HUCKSTER Financial companies . It does open the eyes to many sellers of  properties to Consider the world of Creative Financing that they may have been opposed to in the past .

Eboni . From my what it is worth Dept . I have had very little experience in that area . back in the 90's I had sold 2 properties to foreigners both modest sales . They were Corporate transfers to the USA both turned out to be Cash sales . Good to see you have found a specialty type Niche market that you enjoy 

           Now after 911 I don't have the knowledge to know WHAT changes have been made reguarding Foreign Investments . Are they Single Family , Multi Family , Land , O&I ? are there any type business involved in the sales ? I know most all states have Economic Development agencies that are always looking for Foreign companies to come into their areas for MFG purposes . 

        In your state that may be one Dept that may have suggestions for you . Personally I would be paying /consulting with an attorney that has experience in these type areas . Hope this all works out for you .

If all numbers are in place to your satisfaction ,I see no problem asking for the 2% closing costs .Who cares what a agent  thinks may look bad since it is an investment deal . I would not be concerned about the 2% but it always pays to ask . Not really a Deal Killer though

Robert : Not All Fords . in Kentucky here Ford has 2 large plants here one for Pickup trucks and one for SUV 's . Seems like they are always in a state of expansion

Sorry If my opinions bothered you !! Well NO NOT REALLY . Rush already has Big Pockets lol

i have always brought with me in my brief case Alternate Options which I have at the ready . Each case being different on a few Probate cases where ajoining land was part of the deal and subdividing was possible my prices were close to wholesale on the land a little bit higher if as example the person wanted to keep the house and say 3-5 acres with it . I have even asked if they were interested in Joint venturing on said land ? 

On SFH's I do offer a cash price based on What needs to be done to the place . Basicly I try to get a feel for what the sellers Needs are , If there is a mortgage or not . Most of the Older Generations prefer MAX cash they getting at closing .

Some people WILL consider Some creative financing if they are NOT in NEED of A lot of money at one time . Most usually want a Clean Break away with Cash in Hand . 

A Great negotiator will Always have Alternate Plans should something unusual come up in the talks . As others have said though Best NOT to confuse the people you are dealing with just the Concept of alternative ways of selling is more than most people want to consider

Perhaps I am one of the Crazies LOL but I see the state of Fla ,Certain parts of Tex and Arizona as being " Gods Waiting Room " To me a majority of the Fla State economy is based on Retirement , Hospitalty , Tourism and Service industrys . Typically Low paying Jobs to begin with . I just don't see much Major Mfg being done there . Most of the Snowbirds generally are in the upper middle income are and have the means to do such . The Permanent retireres really don't have the means to improve there lots in life .

All the major cities Jax , Orlando , Tampa , Miami have there A , B, C, and worse neighborhoods Drugs , Single Parents ,Gangs the lists go on as to the reasons why . 

For the investors I think there is still quite amount of oppurtunity there .but from what I have seen and heard it is hard knowing there are 10 other people trying to chase down the same deal .

For the Non Investor Young couple starting out in life sometimes it is tough to make ends meet .living there .

Old Farts like myself staring 70 in the eyeballs Don't really want to live  in Cold North year round nor a Democratic Hell Hole . I tell this to my kids and Grandkids all the time . The America I grew up in is Not the America I know today .very sad . 

I guess you can tell my conservative voting tendencies LOL When first got married we each worked 2-3 jobs typically $2-$3 per hour just to save up for a down payment on our first house . How many youths today do you know doing the same thing . Society now dictates we live in the Give Me Give Me and being Politically Correct at all times world . 

So much for Social Evolution . I have no problem helping people with their NEEDs .I do have a problem helping them with their WANTs . Anybody on here get there NEW OBAMA PHONES lately ? You can tell we are in Deep Trouble when the "People " elected this WORTHLESS POS for a second term !! again very sad .

Well RUSH is over I think I will take a Break , Relax and watch FOX News . LOL !!

dan K : Your comment " Maybe Cash flow $100 ? month is concerning . As stated above if you can't Re-fi I would unload it and move on Cash is king on a lot of other deals . Have you set aside funds for emergency repairs . Insurence ?
