Devan : Interested how you came across the deal to begin with ? did you Not look in the house or talk to the tenants / Freeloaders before you made the deal ?

Sean : +1 on the Cash for keys In most cases Very workable and cheaper than the eviction costs .

Rick: My BAD  I guess when I said I Don't do Social Media I should have been more specific . I Don't do Face book , Twitter Instagram etc . 

       I think you are right BP to a great extent would be called Social Media . HECK I don't even have a Website . I try to follow BP to Learn things that I can pass on to the Kids / Grandkids and try to give my perspective to new investors . 

      Thank-You for your Volunteering Services . Some states may be different but a lot of people think of Probate Offices as dealing with Death Issues . Yet many probate offices do get involved with Childrens Services even though State Child services agencies depending on what your state calls them are involved also . I am pretty sure the relationships you have developed with the various Attorney may possibly given you some insight and deals to at least consider that many had not known about .

  I am not saying this negatively just stating that one never knows when ,what , and how things have come back to me clear out of the blue from these type of relationships . 

last point : I am on the backside of 60 70 years old is closing faster than I want it to , Many in my generation GET IT !!! WE JUST DON't DO IT 

Daniel: Not sure what the Laws are in NY but in most areas for you to take possession / Closing the Title company or Attorney would be amiss If they did NOT bring the taxes up to Non Delinquent Status .

Richard : Great points you made . Just don't see why people would want to invest in C & D neighborhoods from out of state . 

Jonna : I guess what got me thinking on this topic was SOOOO!! many newbies who start posts it seems to me just don't see the Value of Building those Relationships . As I said I just don't do Social Media YET I still get calls Many unsolicited about deals . Not trying to TOOT my own horn and YES I do feel blessed that I am in that position . BUT the point I am trying to make is IF you want to stay local and are in a Rural / Suburbia area there are still a lot of oppurtunities out there to do such . . I am certainly NOT knocking BP or Newbies ,We all had to start somewhere . But I do get the feeling of people wanting to get Instant Gratification by wanting to say : "Where do I get this List or Where do I get That List ?  Preferring to get Lists as to Building up the Long term Relationships .

I just don't get it . Short example not trying to sound morbid here but i do get calls from 2 local funeral homes .Most do there own in house type financing but occasionally they do run across people that are land rich but don't have a pot to PXXX in , 

A little help , guidence , and volunteering to others can go a long ways in one day making a deal come together and putting you atop the consideration list when the time comes for the people to sell .

 Sorry for my Ranting I just don't get the " Instant Gratification " part that many are seeking . Glad I got this off my chest .

PS: I don't do Bandit signs either lol !! Too many people are apprehensive seeing them and their first thoughs are " Is it some type of a Scam ? "

Not sure of your comment Salesman in my company strictly commission at 25% per deal .That seems very High 

My apologies if posted in the wrong place . I guess most would consider me Old School . I am NOT Tech Savy and I Don't do Social media .. However after 45+ years I do consider my self very successful . We were all Newbies at one point or another and certainly BP is a Great Learning Tool 

This may have been discussed on here but honestly I don't know how to search it out . As we all know Relationships , your contacts , what others think of you ,your track record are all things that contribute to your success. 

In my case Reflecting back with my Grand-Daughter who just came home from college , she had asked me What and Where contributed to you finding Deals the Most ?

well I pondered Volunteering was the key word . In that respect I had volunteered to be a Non Paying member on a Local S&L BoD 

Politics of volunteering May not apply to people on the wrong coast LOL But many local Govts are in great need of free help In my case I Offered to be on the Board of Planning and Zoning and the Board of Zoning Appeals . At the time these were where my interests lie and Yes I will admit there were some selfish intents involved also . but certainly NO Graft or Corruption . 

I can't begin to tell you how many leads this presented to me . More than I could handle at the time . Some led to Partnerships , Some to Joint Ventures etc; All obtained as a matter of public Record . I am just curious if others on here have had similar experiences ? I still get calls to this day with proposals and sadly also Probate Leads . So my point to the newbies Spend all day long on the Computer and social media but remember to always THINK OUT OF THE BOX for your sources of leads .to keep it local .

Justin : Thanks  the funniest things can happen in life . I hope I did not offend any one . They are all true . It amazes me sometime what we remember yet to be honest I can't remember What I had for breakfast this morning lol !!

Joshua : Don't just walk but Run away from this deal . Stating that the " shiftage " just started to me is BUxx SHXX RED FLAGS ~!! Lots of other deals out there if you put the time and effort into finding them . 

             Just curious but 6 months from now give the guy a call back find out if a better deal is on the table . then let us know .

Adrian : Can you send me a PM or let me know about the Meet-ups in Sarasota . When we are in Port Charlotte On and off about 4 months of the year I would like to attend if possible / if guests are welcome  PC is about 45 minutes south of Sarasota .

Very Quickly > My parents use to go down to Sarasota for 3 months every winter this is back in the early 50's  Ringling Brothers was still based out of there at the time . We had stayed at my Grandmothers house . I recall on her street Wisteria Drive there were a lot of kids !! Well I go over to their houses doing the kid things one day one of the KIDS !! lites up a cigar gives it to me almost immediately my mother yells out Bobby come home so I DID cigar in hand well you can imagine what happened next Mom 's freaking out Dad comes running . The cold hard facts dad sits me down and tells me my "KID FRIENDS " were not kids but Circus Midgets LOL OOPS !! got to be politically correct " little people .
