Post: Unusual Business Oppurtunities Through Real Estate

Well I am Temporarily down here in Fla. For how long I have no Idea . My Mother in her 90's had a stroke . She has been in the same condo since new the place was built in 1971 .Total complex has about 500 units ,an 18 hole PGA Golf course and a Marina with access to Gulf Bay .Say what you will about " God's Waiting Room " but if I had to venture a guess I would say the average age here is 65 + and counting lol!!

Change of property management about a year ago and the new association decided to unload the Marina as it was not considered "Profitable " Since then The golf course has been sold to the Club " PRO" When I had heard the rumors that the Marina might get sold I inquired to the BOD to be notified if that were to happen as I had wanted to make an offer on it if it became available . After several Calls and numerous letters , the new management comes in and sells it .No one to blame here but myself . Life and business tend to get in the way of things so I let it pass. By the way there was NO Realator involved in the sale .

Somewhat wondering if anyone on BP has purchased any Condo Assets of the complex such as Marina or Golf Course and How you structured the deal ? The marina and the 3 acres it sits on are almost Totally rented by non community residents as well as Sites for Motorhome storeage and Boat storeage . Which was pretty much my intention if I had secured the place 

Any ideas on WHERE to find these type of deals ? OR have any of you bought any commercial property and continued with the bussiness that you have bought ?

Ryan: I have experience converting older commercial buildings to Industrial " Condo's " But not converting Commercial Condo's to Residential Condo's . I suppose the short answer is contacting the local Planning and Zoning Commission to get an understanding on What mixed useage is allowed in the complex .

What is your Cost Conversion per square foot if the town allows this to happen ?

" All it needs is a Mattress and a Kitchen Table " as a short term vacation rental ? i would want a few more details above and beyond that to consider .

William : Not sure where the property you are discussing is at . There are a lot of variables that fall into the equation of the lands " WORTH " Some of the questions I have are you talking livestock or crops ? They each have their own little specialties .

I am going to guess it is crops you are asking about . Here in Shelbyville the most common crops are corn and soybeans . Generally they are rotated on the same plot of ground every other year . Then you have to know which seed mfg  is being used . Is the seed Hybrid . or Geniticly Modified Seed ? Again all Corn and Soybean are different and have different end uses . An example : Last year on the farm was dedicated 1,000 acres of Non Genitically Modified corn It was planted specifically for one of the liquor Mfg 's here in Ky . Reason for Non GMC it is not allowed in the european market .

Not sure if you have an understanding of the commodities market but you just can't say we are growing corn without knowing what corn you are talking about . another example 

Corn " basic  $3 .00 per bushel 

  GMO for greater yeild  $3.25 per bushel 

Non GMO specialty  $ 3.50 per bushel 

Other questions to ask are : 

       Are you renting the land at a flat rate per Tillable acre ?:

       Is your acreage rate based on a % yield of crops raised ?

      On your farm is there any CRP or Wetlands lands ?

It has the potential for a great rate of Passive income . Just because you may have say 100 acres  not all will be tillable . What has been the history of Pest control and Fertilization ?

If you have not already a good source at this point may be to get in touch with the County Agricultural Extension agent to get an update on the past history and the AG laws in effect for your area

Scott : I understand where you are coming from . You almost have to have 2 locations for the haves and The Nots . LOL Not sure if Insurence costs are different ,but you are right about the extra set-up and Labor costs .

you do owe it to yourself to Check out Grand Junction Colorado Investment oppurtunities as well as the outdoor life style " A GOOD DAY OF FISHING AND HUNTING is ALMOST as GREAT A DAY as INVESTING " lol  No matter where you go watch out for those California Transplants lol !!

Interest and Potential money being invested , People willing to spend Billions and Millions ? Of whose money ? certainly hope it is NOT TAX money you are referring to . In the Grand Scheme of Social Engineering that certainly did NOT work out too well did it ? You are somewhat correct though that reguardles of which metro area you are talking about D neiborhoods or war zones , the citizens should take responsibility for letting that happen 

Go ahead Invest in your city I will take my money elsewhere .

Al : Maybe it is me but you do reach a point with the Socialism MENTALITY that sooner or latter the Flow of Cash to the Give Me , Give Me crowd will dry up .Hence our DEFICIT of 19 TRILLION $$$ . Most of these Elected Politicians if they worked for Private Industry would have long been FIRED . 

Again I have no problem for those in need ,But it is the Abusers that really get my cray .

I guess the words Self Preservation and Self Reliance mean Nothing to the Give Me Give Me Socialistic crowd , VERY SAD .

PS : I still have no interest in Investing in Detroit of South Chicago .

Richard C brings up a very valid point and it relates to my MENTALITY comment . I have been to Detroit and its Burbs maybe 15 ? times in the past 10-12 years . I was even considering investing there but something in my GUT told me to hold off for a while . I am certainly glad I did . The same could be said of the South Side of Chicago . I am NOT one to invest in D properties or WAR zones . If others elect to do so ? Hey its your money have at it . I have also never done any Section 8 housing NOR chose to do so . 

I just fail to see the reason WHY to do such . Someone please tell me WHY i should . ?

Again like Richard said demolish about 1/3 of the town , Get the Teachers union to take a hike , Address the Schools / Education NEEDS as opposed to being so VERY politically correct at all times to what is taught . WHERE are all these NEW and PERMANENT jobs in Detroit ? Sorry I am just NOT buying the political HYPE . 

We as a country should be ashamed that there are 3rd , 4th  generations of people living on Welfare and Govt Support . Yes I do acknowledge there are those that truly do have a NEED for the services available . as opposed to the WANTS of the general populace . I don't have an Obama Phone and I Ain't AXING for No Obama Internet either ! 

You want your free housing , your food stamps , your other Vouchers ? Try working for it Not living off my Dime . Clean up the mess you created . 

Lest anyone ask ? NO I don't belong to the KKK . It is NOT a White , Black , Brown , Green or Pink issue it is a MENTALITY issue . 

I have said before when the wife and I got married we did NOT have a Pot to PIXX in . Through multi jobs and Hard work after 45 years I guess you could say " We Made it " Again it is a Mentality THANG
