How close are they? Are they in NE? If so, it's only a couple of hours drive to see the properties.

I'd make a visit and take my own photos/video to validate this is a "deal". Then you can make the best offer to the seller. Do you have a buyer's list in the state of the home? If not, it may not be a deal unless you can quickly turn the property.

Clary,

For all MLS listings, you'll need to provide Proof of Funds (POF) to validate you can purchase the home for "all cash".

Can you partner with someone on this deal that has more experience and has POFs? Alternately, can you work with a hard money lender in your area to get the funds?

I suggest you tackle this deal (if it truly is one) with a more experienced investor. You can find those in your local REIA.

On another note, do you have a good amount of earnest money to put up (e.g.: $1K-5K)? If not, you won't get serious interest from the seller and their agent.

Note: If you are working with FSBOs this won't probably be an issue - at least in my experience in WA state.

You can try Trulia/Zillow/Redfin to get a swag. MLS IMHO is the best and most reliable source. Do you have an investor friendly RE agent in your area that you can partner with to get comps? What are the folks in your local REIA using?

Welcome! Yes, read as much as you can on BP (podcasts are awesome) and join REIA.

I jumped in with my partner who had a few deals under their belt, and we did the following: lost a deal, found a mentor, successfully putting in offers, and growing a healthy buyers list. Sometimes you just have to do it. At least, that's working me.

Hi BP,

Giving an update on how to get active!

My first deal died but my partner and I learned a lot and gained a great mentor!

We have multiple offers out and hoping to put one under contract ASAP.

Through "failure" we built a strong buyer's list and starting a new marketing strategies this month.

Words of wisdom: Just do it! Be afraid but get out there and it will come to you!
