I started with a deal with a partner who had a buyer's list. We work volume and have a strong buyer list and an investor friendly RE agent and that's what working for us.

Had another thought: Can you partner with someone in that state? You can virtually wholesale (see Mike Nelson's BP Podcast), but I think it's for a more seasoned investor who has a few wholesale deals under their belt. Again, just my$.02.
