Try ListSource for the names and get the most number of names you can afford. Write/stuff/mail yourself.

Yep, it can be nerve wracking, but it's so fun. I read something a long time ago which applies: Instead of interpreting the feeling as nervousness, think of it as excitement (which it really is).

I believe in jumping in with both feet and getting a partner. It's been working for me so far.

I do not have enough experience to provide solid, actionable advice. Though, have you thought of contacting someone in the local REIA to help sort through this? Are there any local meet-ups?

I have been active for 3 months. I gave myself 90 days to find my first deal and decided not to go it alone. In this time, I've gained a partner (a good friend) and mentor from our first "failed" deal.

We have been rocking and rolling since the beginning of the year. We make at least 3 offers a week and we have 3 properties under contract now. Our buyers list is active and organic - it includes REIA members, BP folks, personal contacts, and referrals from folks we meet.

I say partner with someone - don't go it alone, @Brandon Turner says, 50% of something is better than 100% of nothing!!!

Agree on a lot of what has been said. I recommend building out your team to include an investor friendly RE agent. This is invaluable as you can get MLS comps. Also, MLS can be used to wholesale. It has to be the right deal, in the right market, at the right time. Still go for FSBOs etc, but there can be hidden gems with MLS that have been on the market for a long time.

Another thought: A way to build a buyer's list is to build your team. Do you have relationships with investor friendly RE Agents? Do you have a RE attorney? These are folks that have clients that may be looking for properties.

I'm pursuing this thread and; it's the ultimate chicken and egg story. As a new wholesaler, I've put deals under contracts first, and found buyers organically. My partner and I attend REIA, have investors we market to at our kid's school, and meet people on BP. Frankly, BP is an awesome way to generate the organic relationships.

My partner and I meet our buyers, get their needs and go from there. We're building a good reputation within our area/specialty.

There's more than one way to skin a cat, however, I think you need to have something of value before approaching buyers.

Do you have any properties under contract yet? I'd recommend getting deals first and then the buyers will come.
