Discouraged but pushing on

Trying for my first deal, a commercial one. I have tenants who want to move their business to 3,000 sq feet of space and will lease for 10 years, but don't any cash to pay a down payment and don't want to buy right now. They have a solid business. I have been looking for weeks, and there is NOTHING in our market that would fit the bill in a price they can afford. I am now looking at changing zoning on a property but that's coming up empty. I have looked at a half dozen properties, all in states of total disrepair needed way too much work to make the numbers work. I know have respect for you guys who find a diamond in the rough or a vision, and my frustration is now becoming an obsession. I am looking at this in a new light now, I can also see how being a REI/RED can be CREATIVE. My wife said, "You do know you have no idea what you're doing, right?" I said, "Yup, but I'm having a heck of a good time pretending!" :)
