It is all going to come down to what type of investor you are and your goals/ strategy with real estate investing. There is a lot of opportunity in that zip code for some and others maybe not. I also wouldn't necessarily say that the further North the better since the city is very pocketed overall and properties on one side of a street can vary extremely from the other.

I'd also recommend taking a look at specific neighborhood codes. They are usually more specific and consistent with other properties in the same code since they are smaller than zip codes. @Blaine Moore

I agree that finding a local mentor who is doing what you want to be doing will be the most beneficial. Starting small and then learning more and more that you progress towards your goals will be important. In today's world, you do not necessarily have to have someone local because everything can be done online, but I still recommend starting in your own backyard.

As far as paying for education. I would try and see what value you can bring to an investor or person in this line of work to help them while they help you. This should off-set costs for paying for a mentor and will ultimately be a good relationship in the long run for both of you.

I wasn't making a case for any city in particular but was asking what separated these three cities apart from other markets and what were some other differences that put Phoneix over the other two. They clearly were an interest of yours so just wanted to hear the overall thoughts. @Account Closed

Building a team of local lenders, realtors, contractors etc.. is going to be the first and one of the most important steps as you mentioned. They will be able to guide you in the right direction and hopefully find investments that fit your goals ultimately. In your research what other policies or lack of policies did the other cities have that separated them from the rest of the US and also made them not quite as good as Phoenix? @Account Closed

Canal Winchester can be a good place to invest and obviously all depends on the investor's strategy. I would look at some other areas in the metro area of the city as there is a lot of opportunities to be a successful investor. At the end of the day just make sure the investment fits your goals. @Ethan Antwain Reynolds

It all depends on your goals within real estate. You will not always need a license and it may not be worth it if what you are planning on doing may not require it. That will be the first step in deciding if you should get it, if it will align with your goals. @Austin James
